Living in the Carolinas

 

What I love about living in the Carolinas is the weather, the people and the atmosphere....I'd be remiss if I not mention the BBQ? I have to admit, I'm a ketchup base person. But imagine a place where you get the changing of the seasons but without the snow plows. 

I have a home in South Carolina and the taxes are low, the average price of gas is usually .20 to .25 cents cheaper than in our neighboring Charlotte area and if I want, I"m close enough to be in South Charlotte in less than five minutes. The culture here is different as well. I'm a native Michigander by birth, my wife's family is from the Carolinas region. We moved here over 14 years ago as of this writing. We were looking to buy a home our first for both of us. One thing I learned early on is everyone has their favorite shade of blue. You are quickly indoctrinated in the Carolina Blue or Duke Blue rivalry. Once the ACC tournament starts everything else takes a back seat. 

 Places to Visit while living in Carolina

The beaches are just four hours away as well as the mountains, maybe closer. Charlotte has a great location along the east coast and Charlotte Douglas International Airport can get you to most places in the world. People here can choose from a variety of lifestyles, from urban, suburban or rural...did I just hear that banjo strum? Little known fact that Charlotte, NC is the second largest banking hub outside of New York City. You can live in Uptown, or as I call it downtown charlotte and be at the center of what else, "Center City Charlotte". Home to a whole host of yearly events like the CIAA basketball tournament, concerts at the Spectrum arena and Speed Street!

Like to walk? Make sure you check out the Carolina Thread Trail where over 141 miles of a regional network that reaches 15 counties, crosses 2 states. Be sure to visit nearby Cane Creek Park for fishing, picnicking and horseback riding while in Waxhaw, NC.  If you are looking for a great place to raise children and a family, then the Carolinas real estate is for you. Seeking a great place to spend your golden years? Sun City Carolina Lakes in Indian Land, SC is your place. 

One of the things my wife an I were first alerted to when we lived in nearby Weddington, NC was the Waxhaw Furniture Outlet. This place has most major brands you’ll find in Hickory, NC home of most of the well-known furniture makers, such as Thomasville, Bassett, etc..but at a fraction of the cost. My wife and I still find occasion at least once a year to visit the outlet for a great piece of furniture. 

In closing, Carolina living has plenty to offer, a small town feel with the amenities of a “big city”. If you are looking for a great place to live, with low crime rates, great shopping, newer homes and awesome schools, then the Carolinas should be on your list.

Today I'm joined by Pastor Joseph Campbell, the senior pastor of the South Charlotte Baptist Academy. As senior pastor, he takes the lead role in all the ministries of the church.

His vision for the South Charlotte Baptist Academy is to train up the young people who serve the Lord. He supports that vision from the pulpit ministry by way of preaching about Christian education and keeping the ministry of SCBA in front of their church family. He also meets regularly with the staff, teachers, and other pastors involved with the school ministry. Pastor Campbell has children in the academy himself, so you can find him stepping into the classrooms quite often to see how things are going and walking around campus to see what's needed. As the senior pastor, he finds it vitally important to stay involved.

In describing the foundation of SCBA, Pastor Campbell quotes 2 Peter 1:5: “Add to your faith virtue; and to virtue, knowledge.” They first and foremost want to prompt their students to have a relationship with Jesus Christ and to form that foundation of faith in their life. Upon that foundation of faith, they seek to instill character, discipline, and self-control in that student's life. From there, they seek to establish knowledge and education.

According to Pastor Campbell, they differ from public schools in that public schools view education as the primary foundation, and it is from that foundation that they seek to instill character and a faith system. Biblically speaking, SCBA believes in starting with a faith foundation, building character from that, and then building knowledge.

In Pastor Campbell's view, a parent's role encompasses everything in the education of their children. For this principle, he references the sixth chapter of the book of Deuteronomy, where God gives the responsibility for training a child to mom and dad. SCBA doesn't seek to usurp that authority. As a school, church, and ministry, they're able to come alongside the parent and help them as they seek to raise their child.

He believes that a parent should be actively involved in the education of their child. They should know their child's teacher, what goes on in that classroom, and what it is that their child is being taught. They should also seek to build a relationship with that teacher and communicate with them to the point where they can ask them what they should be doing as a parent at home to help their child excel in the classroom. At SBCA, the teachers welcome parent involvement in the education of their child and accept any help the parent is willing to offer.

In describing a good teacher, Pastor Campbell lists qualities such as knowing the Lord, accepting Jesus Christ as their savior, and a desire to help others have that same type of relationship with Jesus Christ. From there, upon that foundation, they should seek to help that child develop into the man or woman God has desired them to become. In addition, they must be able to master whatever course they might be teaching.

At SCBA, they practice the concept of ‘servant leadership.' This means that the best way they can lead a child is by serving that child in the classroom and helping them make their way to Jesus Christ. The way he makes sure his ministry is doing that is by having weekly staff meetings, observing the teachers in class, and sitting down with them as needed to help them have the best effect on the child that they can.

Are You on Camera When Looking at Homes?

Are you under surveillance when you're looking at someone else's home? You could be. The teddy bear in the corner with the hidden video camera may actually be on when you're walking through the home.

Why? Sellers want to know whether or not you like the house. They want to hear your raw, honest feedback. It's just like on those HGTV shows where people walk through and comment on the house while the sellers watch through the other side of the screen.

Some of you might say, “Isn't that an invasion of my privacy?” The laws vary from state to state, but it's hard to argue that you have a reasonable expectation of privacy in someone else's home. If you were in a locker room, then yes, you have a reasonable expectation of privacy. The same is not true when walking through a property.

If you really like the house, keep it to yourself. Don't talk about what you would be willing to pay for the house. Keep that information between you and your agent, especially in this competitive market. You can talk about the ugly tile all you want, though!

I received some information in regard to the North Carolina Housing and Finance Authority that I wanted to share with you.

They are bringing back the very popular $15,000 down payment assistance loan program.

This is awesome news for anyone who is potentially looking to buy a home. Why? They will give you up to $15,000 in the form of a loan that can be used for a number of things in the down payment process, and it's 100% forgivable after living in the house for five years.

This $15,000 can be completely forgiven.

I have some great loan officers that can explain it to you in a little more detail; there are some income requirements and you do have to have at least a 640 credit score.

If you're interested, you need to act right away. The program should come around in October and last year there were only 1,000 of these grants available. This year there will be 3,000 available.

You have to get in line because they are first come, first served.

For those of you thinking about selling your house, it's awesome news because there will be that many more people who will be qualified to buy your house. If you wait until after the holidays, you're going to be in the thick of a lot of competition because that's when the housing market heats up.

I can personally attest that this is an awesome program because I've helped several people buy a property this year with it. I've actually had people get money back at closing, which is rare.

This program is available in five counties, two of which I cover: Mecklenburg and Cabarrus.

It's a great time to be a first-time home buyer right now. There are some excellent programs coming out right now via the North Carolina Housing and Finance Agency and I've got Brandon Colberg from Element Funding to help explain these programs in further detail.

Starting in October, first-time buyers can get up to $15,000 in down payment assistance. This money can be used towards a down payment and/or closing costs. Many buyers will use this program to get a home for zero money down. It may sound too good to be true, but it isn't. The only catch is you have to act quickly.

This program was around for a while last year but was limited to the first 1,500 people who were approved. In about four months, all the money was gone. This year, however, there are 3,000 spots available for this program. If you've been thinking about buying a home, the urgency is there to take advantage of this program if you qualify.

The program does have some stipulations. The biggest one is that it can only be used in Mecklenburg and Cabarrus Counties. These were the areas that were hit hardest by the recession, and the goal of this program is to help lift these areas back up. If you live in one of those counties, you should absolutely try and take advantage of this fantastic program.

If you don't live in either of those counties, don't feel too bad. There are plenty of other down payment assistance programs out there for you to utilize.

We have had many clients take advantage of this program in the past, and we expect the trend to continue this year. This is a very rare opportunity for home buyers. You can walk into $15,000 in equity without having to put a dime in yourself. It's quite remarkable.

I'm here with market expert Brandon Colberg at Element Funding. Now is a great time to buy a home, and there are plenty of great programs out there to help you buy or refinance a home.

Today, Brandon has some information about a 5% down payment assistance program for home buyers.

Although there are many down payment assistance programs out there, the 5% down program is one of Brandon's staples. If you are buying a $200,000 home, you can get almost $10,000 in down payment assistance. Now is a fantastic time to buy a home, so this is a great option for buyers who want to take advantage of the current real estate market but might not have enough money saved up to do so.

This program allows you to get into a new house with zero money down. The 5% down payment acts as a forgivable second mortgage. As long as you remain in the home for a certain amount of time, the 5% loan will be completely forgiven. You don't have to make any payments and there is no interest rate; this program essentially gives you free money. You can get as much as $14,000 in down payment assistance.

How the Market Affects North Carolina Buyers & Sellers

Now is a good time to both buy and sell your home. Across the United States, the market is on fire. Fannie Mae recently released a National Housing Survey that found that 52% of Americans felt that now was an awesome time to sell their house. We're now seeing home sellers getting more for their homes because of a lack of inventory.

Now is a good time to both buy and sell.

Selling the home is the first and most critical step of the buying-selling process. In today's market, 85% of sellers indicate that they will buy another house, so while they're adding to the inventory, they're also coming back around as competition when it comes time to buy again. One advantage they enjoy is that, having just sold a home, they have more money to put down and better credit than first-time buyers. A disadvantage are that they may still have a home to sell, and that's not as appealing to other sellers who can consider buyers who don't have to sell their previous home first.

As buying competition, homeowners are moving for a variety of different reasons. I've listed the most important as discovered recently by a survey done by the National Association of Realtors:

  • Wanting a different neighborhood
  • Needing a home with different features
  • Wanting a bigger home
  • Wanting a better location
  • Needing to lower their cost of living

Sellers from the 35 to 44 year age range noted the desire to be in a different neighborhood or needing a bigger home as their primary motivations, while sellers ages 55 to 65 preferred homes with different features or a better location. The biggest factors (or barriers) in today's market preventing all sellers from selling their home are time, the necessary changes that need to be made for the house, and finding a replacement home.
